  • This property will not accommodate hen, stag or similar parties. A damage deposit of GBP 800 is required. The host charges this 14 days before arrival. This will be collected by bank transfer. You should be reimbursed within 14 days of check-out. Your deposit will be refunded in full via bank transfer, subject to an inspection of the property. Please note that all guests need to provide passport photos and cell phone numbers after booking. Check-in instructions will be sent after receiving this information. If the booking is for three adults, three telephone numbers and three passports are required.
  • Paying the damage deposit is mandatory with this property, and you must ensure that the payment is in our account before 4pm of your check-in date. We won't be able to provide check-in details until we have received payment of the damage deposit in our bank. Payment confirmation will not be enough for us to send the check-in details.
  • Each bag drop-off costs GBP 10 and is subject to availability.
  • Quiet hours are between 22:00 and 08:00. Noise levels above 75 decibels are considered very loud. If the noise reaches or exceeds this level, the host will notify the guest and issue a warning. If the noise persists after 10 minutes, the host may either evict the guests or demand that they quiet down.
  • Please note that eating and drinking in the bedroom are not allowed. Any signs of this will result in additional cleaning with germ-killing chemicals, leading to extra fees applied to the reservation.
  • If you require a cot, you must notify the property 4 days before your arrival.
  • Guests are not permitted to change the locks or tamper with the doorbell.
  • No pets are allowed. If pets are found on the premises, they will undergo expensive and strict desensitization processes to ensure the next guests won't have allergic reactions. Extra fees will apply.
  • If guests do not leave the key in the lockbox by the agreed check-out time and cannot return it within 30 minutes, the key will be considered stolen/lost. Fees will apply. Additional unregistered guests are not allowed at the property without the host's permission.
  • The property will only accommodate the number of guests specified in the booking confirmation.
  • Please note that additional unregistered guests above the maximum unit occupancy will incur an additional charge of GBP 150 per person.
  • Unregistered guests must leave immediately, and if they don't, a team member will contact or visit, incurring additional costs as detailed in these rules.
  • Please remove your shoes upon entering the house. Additional sanitization cleaning will be required if there are signs of shoes being worn inside. Fees will apply.
  • Please note that an additional charge of GBP 70 will apply for late check out. For each additional hour after the check-out time, there will be an extra charge of GBP 150.
  • Staying over 2 hours will result in a GBP 300 fee. This fee may be deducted from your damage deposit.
  • Please note that check-in and bag drop-off is available at this property and is subject to availability.
  • Please note that for early check-in, the following charges apply: - GBP 150 from 12:00 - GBP 70 from 13:00 - GBP 50 from 14:00 to 15:00 - Free from 16:00
  • There will be a fee to replace lost keys. If a team member needs to provide a new key, an emergency call-out fee will be applied depending on your location and our schedule.
  • Smoking or vaping on the balconies, by the windows, or inside the house is prohibited. The only designated smoking area is outside the front door, more than 6 metres away.
  • Smoking on site will incur an additional fee of GBP 800.
  • Please note that for late check-in, the following charges apply: - GBP 100 from 19:00 to 22:00 - GBP 150 after 22:00
  • Please note that illegal drugs are not allowed in the property. Extra cleaning costs will apply for handling and disposing of these substances. Fees will apply.
  • Guests are required to clean the dishes prior to departure. Alternatively, a cleaning service could be charged.
  • For last-minute reservations, in-person check-in can be completed up to 2 hours after guests have sent the damage deposit, passports of all guests, and all guests' telephone numbers.
  • You must be at least 38 years to check in, unless the host permits someone younger to do so before the check-in date. Please send us a message before booking to determine if this applies to your group. No guests under 38 years old are allowed to stay on the property unless agreed upon by us.
  • Unidentified guests allowed into the property during the day must leave by 21:00 (sound curfew). Extra fees of GBP 150 per person, per night will apply if unauthorized guests stay after 21:00. No more than 7 people can be at the property at one time. If more people are required, please let us know, and we may be able to make an exception.
  • Guests are liable for any damages and claims exceeding the damage deposit amount.
  • An additional administration charge of GBP 50 will be applied for any claims made on your reservation due to the involvement of multiple parties and the time required to handle a claim.
  • Alternative payment options for security deposit: In case you are unable to pay your security deposit by bank transfer, alternative payment options might be available.
  • If payment is available by cash: A fixed fee of GBP 60 will be applied due to the additional staff involvement required for cash handling.
  • To avoid any delays upon arrival, please ensure your security deposit is settled before your stay.
  • Guests travelling with children must inform the property 24 hours before arrival. This allows us to make appropriate arrangements. Reservations may be canceled if this requirement is not met. A deposit may be required at the property.
